To avoid regretting your move after you have actually moved, we recommend that you view the property before signing a contract.
Please refer to the following points to check when viewing the property.
Checkpoints for the day
On the day, it's better to go with two or more people than alone, as it will be easier to check it out from various angles.
It is reassuring to have not only the person who will be moving in, but also their family members present. Also, the atmosphere of the room and the surrounding environment may be completely different between day and night.
Check the room
Checking the inside of the room is the most important point. Make sure to check it thoroughly while also considering how it will be used and how people will move around when they actually live there.
✅Is there enough storage space? (Please open the door to check)
✅Is the sunlight and ventilation satisfactory?
Is there any noise or bad smells?
✅Are there enough electrical outlets? (This will determine the placement of furniture, so don't forget to check the locations.)
✅Is the water supply OK? (Turn on the faucet and check for water pressure and clogged drains.)
Are there any stains or cracks on the walls?
✅Do the doors and windows open and close smoothly? (Check the fit and whether they have shutters or screens.)
✅Is the security perfect? (Make sure the lock is pick-proof, etc.)
✅Is there mobile phone reception? (Make sure your mobile phone is not out of range.)
✅Is the balcony large enough? (Check to see if there is enough space for the residents to hang out their laundry.)
✅Is there a problem with the placement of the air conditioner and outdoor unit? (Check the installation location, and if not, check whether it can be installed)
● Check the area around the building and within the premises
If there are shared spaces, be sure to check how clean they are.
✅Check where the garbage disposal area is (and check the manners of your neighbors)
✅ Check your mailbox (make sure it has a lock)
✅ Check the roads around your house or building (When moving, make sure the moving company's trucks can stop there)
✅Check whether there is an elevator. ✅Check whether there is a bicycle parking lot.
● Check the surrounding environment
Even if you find a room you like and move in, there are many cases where the surrounding area is not so great.
Don't be lazy and check out the surrounding area by walking around on foot.
✅ Check the distance from the station by walking (especially for women, check whether it is safe at night, etc.)
✅Check nearby supermarkets, convenience stores, etc. ✅Check nearby hospitals (it's reassuring to know that there is a hospital within walking distance in case of an emergency)
✅Check the last train time and number of trains at the nearest station or bus stop. ✅Check for noise, bad odors, etc.

When contacting a real estate company and arranging a date and time to inspect the property, make sure to leave yourself plenty of time.
