Payment and delivery
Once the remaining payment has been made and all necessary procedures have been completed, the property will finally be handed over to you. Century 21 BS Home staff will be responsible for assisting you until the very end, including adjusting the schedule.
Details when paying the remaining balance
●Application for registration We will apply for the transfer of ownership registration. Give the necessary documents to the judicial scrivener who will be acting as your agent for the registration and ask him or her to apply for the registration.
●Payment of the remaining balance Pay the entire purchase price. The deposit will be used as part of the purchase price, so the remaining balance will be the amount after deducting the deposit and the down payment.
● Settlement of fixed asset tax, etc. You will need to settle fixed asset tax, city planning tax, management fees, etc. with the seller.
●Receive relevant documents Receive management regulations, brochures, instruction manuals for attached equipment, etc. from the seller.
●Key handover You will receive the keys from the seller. At that time, you will be asked to exchange the "Property Handover Confirmation".
●Payment of various expenses You will be required to pay various expenses such as brokerage fees. We will ask a judicial scrivener to apply for ownership transfer registration, mortgage registration, etc., and you will also be required to pay the registration fees.
What you need to make payment
1. Remaining balance (purchase price minus deposit and down payment)
2. Settlement of property taxes, etc.
3. Settlement fees such as management fees
4. Registration costs (registration license tax + judicial scrivener's fee)
5. Remaining brokerage fee
6. Personal seal (registered seal)
7. Seal certificate (only when establishing a mortgage)
8. Resident's card (for ownership transfer registration) *Certificate of qualification in case of a corporation

The judicial scrivener will receive the necessary documents from you, prepare the application forms for various registrations, and submit them to the Legal Affairs Bureau. Once you receive the registered title deed from the judicial scrivener, please store it carefully so that it is not lost or damaged.
